Negotiations

 So, our renter has a 2 year deal, and wants out. Which is fine, but he needs to find another renter at the same price according to contract (which is actually pretty low - 2600). I went back and forth with a potential replacement, but she only would sign for 2 years + and for 2600 this year and 2800 next year. Now according to market research, we should be able to easily get 3000. Also, I need to be able to sell in case I need to during the year, and I can't block a potential buyer who wants to move in during the summer. I thought of all kinds of different creative scenarios, like giving money for every month they don't complete in the apartment, but at the end of the day, she wasn't willing to sign anything that didn't say 100% they would be there for 2 years. It's legitimate, but I don't need to reach and bend over backwards for the first option, especially because my renter is on the hook for the year anyway. So I turned her down. 

Since then a few people have reached out and are interested in one year at 3000 so Bezrat Hashem I will have made the right choice
